Due to an upcoming lease expiration along with high
growth, McDonnell Boehnen Hulbert & Berghoff requested
our pre-lease expertise. We worked with their real estate
consultant to study 18 different buildings in the downtown
area for a potential relocation.
To begin the process, we assisted the
project team in issuing an electronic space evaluation
survey to all attorneys and staff. The results informed
the space planning process and were also critical to
the design phase. Some unique discoveries included the
need for a fitness center and an "upbeat" and "more
modern than traditional" design concept.
Through space planning studies, we continued
to assist in the real estate analysis by narrowing the
options to a shortlist of four buildings. We also analyzed
the importance of grouping paralegals and lines of practice.
McDonnell Boehnen Hulbert & Berghoff
ultimately decided to renew and expand in their current
location, implementing several of the progressive law
firm planning concepts in a complete floor by floor
renovation.
